It isn’t always the roof

Many people think that once a roofing inspector discovers a problem, the next step has to be an entirely new roof. In fact, many a leaky roof can be professionally mended. It depends on what caused the leak.

A leak is seldom directly above the place you’ve spotted moisture. Roofs slope and water runs. The problem may be eight to ten feet from the visible damage. You probably have flashing around plumbing vents, furnace vents, and skylights. Plumbing vent flashings may have rubber seals, which can fail in only 10 years.
  4. Chimneys are the location of many a leak. Chimneys contain four different types of flashing, and if any one of them fails, you will have a leak.
  5. Wind driven rain is a significant reason for a leaky roof in North Georgia. Your only line of defense is the tar paper, or felt, laid under the shingles. If it was substandard when installed, or put in poorly, never underestimate the power of a 70 mph sustained wind-driven rain to cause water damage.

What to do when you have a leak

  • You should also move furniture, appliances, and anything else that might be damaged by water. Drape plastic sheeting where you can. Use pails and garbage cans to catch water.
  • Stay off your roof! You may only damage it further. If you must, take a look from the top of a ladder.
  • Don’t set up electrical heaters to try to dry things out. If you don’t know where the water is coming from, you can’t keep electricity and water apart.

  1. Schedule regular inspection, or call for inspection after a major storm. By the time you spot a leak it may be too late. Before a ceiling stain appears, roof decking, insulation and sheet rock may have already been saturated and rotting. It will have to be replaced, and that’s one of the costliest parts of roof repair.
